The perishing cheek of a developer.

There are developers, and there are developers—but Sussex-based Thakehan Homes has won the Waverley Web Award for ‘Cheek of the Week.’

Within days of winning an appeal, The Thakeham Thugs flogged off a site in Loxwood Road, Alfold, to Abri Homes after appealing Waverley’s refusal to build 99 market and affordable homes.

Due to “cashflow problems,” the developer claims it was forced to sell the site to the national social housing developer, having convinced a Government Planning Inspector that it would build some market homes and a good mix of smaller so-called “affordable homes.” One more Inspector duped!

Now, residents worldwide are moving into villages with no school, bus service, shops, or amenities, and some do not even have a car!

Earlier this year, the TTs were at it again—along with Care Ashore, The Merchant Seaman’s Union Charity, which seems to be forever running out of money and pleading poverty.

So, it consulted with villagers to build another shedload of housing—this time, 350 only, some of which will be “affordable.” Well, until Waverley ~planners refuse, it goes to appeal again, at which point it could morph into anything owned by anybody!

But the real cheek is this:” These charlatans who told residents at their public consultation meeting that they would “build a school” just like the one we built in Sussex have absolutely no intention of doing so.

It wants to hang on the tail of the – is it ever going to happen – Dunsfold Park Garden Village, which is committed under its planning obligations to build a primary school. Or, when it finally comes to pass, will those very same planning obligations be worth the paper they were written on? A bit like Thakeham’s promises for demand-led bus service and other funding?

Sometimes, WW and Waverley residents despair!

  1. Well Joe Bloggs seems to have some of the answers according to the Picture above (Click to expand!) it did make me chortle!

    Shame that Thakeham haven’t actually got back to us in the Village with the results of the Feedback forms that were completed by the Villagers this Spring .. Could it be that the responses were overwhelmingly against further development in our Under serviced Little Village?

    When will Governments of any colour look properly at where new Homes should be built and not simply at the fact that many Villages in the COUNTRYSIDE have a lot of GREEN Land that is ripe for Building out on and it is far cheaper then building on Brownfield Land. It doesn’t seem to matter that there is little to no Infrastructure in place, Nor will there be any. A few Dropped Kerbs and new Bus shelters that so rarely actually see a Bus! A Bit of traffic calming that most drivers ignore as they hurtle along Loxwood Road and the Crossways.

    Here is what they had to say about the Issues the Village suffers with Sewage. (NOTE CAPS Added for Clarification.)
    ” In considering the implications of the development on the existing wider foul water network, we are EXPLORING opportunities within the proposed new sewage pumping stations to provide better facilities, which MAY support the control of flows into the existing network. We have engaged with Thames Water and are actively working with them to ensure there is no wider off-site impact. Thames Water has advised, as statutory undertaker, it is THEIR responsibility to undertake any necessary upgrade works to the network to provide capacity for the development….”

    Clear as Mud really……….

    And this little Gem
    ” …. Flexible community space conveniently located at the entrance of the site providing new and existing community with well connected facilities, which COULD include ONE of the following; primary school, community shop or co-workspaces, subject to identifying local needs.”

    A Bit more on Biodiversity
    ” Our biodiversity principles guide us to deliver this primarily onsite where there is the biggest local community benefit, with the flexibility to deliver verifiable and tangible OFF-SITE gains where on-site isn’t achievable….”

    Heard that one before – Let’s give the Bio-diversity NET Gain to Croydon!

    At Least Dunsfold Park are trying….. Shame they have to keep Blowing up the Munitions they keep finding onsite!!

  2. No surprise look at their performance at Ockford Ridge. Developers have turned planning in Waverley into the Wild West without sheriffs.
