Twelve new homes coming soon to Amlets Lane, Cranleigh.

It has only taken four years for developers of the existing Cala Home scheme in Amlets Lane off Barhatch Lane to persuade Waverley Planners to let them build another 12 homes close to Amlets Park.

However, Land & Partners achieved their aim despite strong objections from residents living on the adjacent recently built Amlets Place site and other residents in the lane.

Some residents don’t want their neighbours to access the new homes using their road! Really!

Others claimed they opposed any new development in Cranleigh until the current infrastructure is increased. Saying:

. Currently the local GP surgery and dentists are on their knees trying to deal with the local population explosion which is growing at an unsustainable rate waiting times for current patients are appalling. Local schools areoverwhelmed with new registrations. The roads are in a shocking state without the edition of more traffic and the current sewage system can’t cope with the the pressure.  Stop concreting over our green spaces!

One Russet Grove resident told Waverley Planners:

When we bought our house on the Cala development in Amlets Place, we understood it was a private estate; hence, all residents would contribute to the upkeep of the roads through an annual levy. This includes Russet Grove. We are not aware that Waverley BC has a share of ownership of this road, yet they wish to ride roughshod over all of us who pay for its maintenance. This is all managed by Remus Estate Management. How is it that another developer is now close to getting planning permission for houses that will have to use Russet Grove for access? Will these residents be required to join the Amlets Place community and to pay for upkeep? Or will we be paying for their privileges? 

Cranleigh developer lights the candles.

WA/2021/01837—Land-centred co-ordinates 506215 140275, South of Amlets Lane, North of Russett Grove, was granted outline consent for 12 new homes, some of which will be designated “affordable.”

A detailed scheme will include the provision of affordable housing, access to and maintenance of play space and public open space.

  1. Utter stupidity and greed to throw more houses into that area, we don’t have sufficient infrastructure as it is without adding to the burden, typical Waverley borough council- treating Cranleigh as the dumping ground as usual.

  2. This was inevitable and just another case of rural fringe development that WBC seem to have no power to refuse in a lovely village.
    Despite the increase in regular traffic up and down Amlets Lane, does the council make worthwhile road improvements – the answer is no. The sides of the road are treacherous particularly during heavy rain.
    Are ditches cleared that are flooded, blocked and overflow – the answer is no.
    We all pay our council tax, but do we see any benefit from the windfalls that WBC get from the developments via CIL – the answer is no. Instead what they propose is useless traffic calming measures through the centre of the village.
    Bloody useless!!!

  3. How can anyone claim to build affordable houses in Waverley BC, without affordability clearly defined as a multiple of local incomes? It is irrational and procedural impropriety to approve a development sustained by misleading claims? Local Authorities should challenge the Government’s bias in favour of developers’ profit, if more homes were affordable more could be built, the downside lower profits. The failure to develop Woolmead in Farnham demonstrates the current planning system is designed to fail those in need of healthy accommodation.

  4. Why were residents in Amlets Place not informed of this decision to go ahead with the planning permission. Surely we should be informed personally in Russet Grove as this is where the new entrance to the building site is positioned and the site will be using and damaging our private estate roads. Also they will be connecting to our drainage system which we pay for. Was this even considered by Waverley Council.

    1. Perhaps you should ask Waverley Borough Council? All planning applicatuons notices have to be made public and notified on the site.
