Horsham based Thakeham Homes Planning Appeal takes place soon for up to 465 homes on Care Ashore’s Springbok Estate. Another 120 are already approved on the Loxwood Road behind the village school, now along comes another one….
WA/2017/0104 Outline (Access Only) for 45 units provision of public open space with SUDS attenuation at Land Adj to Brockhurst Farm, Alfold. By the way SUDS stands for Susstainable Urban Drainage – in other words a ditch. Doesn’t actually take into account the villages huge sewage/flooding issues!

This scheme uses an access off the Dunsfold Road -the very same road that leads into Dunsfold Park where 1,800 homes have just received planning approval.
All this proposed development – and lots more in the pipeline – Medland Nurseries;(Wyevale) Wildwood Golf Club; and of course not forgetting the former Piggeries in Rosemary Lane where Surrey County Council can build units for adults with leaning difficulties without the need for planning permission, despite local opposition! Ah well one rule for one, another for the lesser mortals – don’t you know!!!! All in a village with few services, no school, no GP surgery, and around 450 households!
Land in Surrey appears to be developed for Developer profit rather than Surrey’s welfare. Now that Surrey land is in short supply sustainable development is essential but not present because holistic assessment is absent.
Imprudently, the EU Environmental Impact Assessment Directive left quality standards for the EIA process to national authorities. For Local Authorities, it is difficult establish their presence. Confirming regression since introduction of the Environmental Impact Assessment concept in the US National Environmental Policy Act of 1970.
Unsurprisingly then that “the implementation gaps of the Environmental Impact Assessment Directive (concerning screening process, insufficient quality of the EIA documentation and public participation) represent 12% of the infringements related to EU environmental law.”
